As soon as the property has been inspected, approved by our Surveyors and all documents have been provided we will be able to issue your lease and let your property.

You will need to check with your lender to make sure your mortgage terms allow you to let your property.

You will require the following documents before RentPromise can lease your property. Please use the following landlord check-list:

  • Copy of Council Tax Bill.
  • Copy of Land Registry.
  • Copy of Building Insurance Certificate
  • Copy of valid NICEIC Certificate.
  • Copy of valid Gas Safety record.
  • Copy of valid Energy Performance Certificate.
  • Copy of valid Fire Risk Assessment (Required for flats with Common Areas)
  • Copy of valid HMO Licence (Required for HMOs)
  • 3 FULL sets of keys.

You will be advised of this prior to signing a contract and then following any scheduled rent reviews.  It will be set out in your contract with RentPromise and you’ll also receive monthly statements.

Your contract will explain when, how much and on what basis you will be paid.  This is usually monthly in arrears, by Automated BACS. We will ask for your bank account details when you sign up.

Yes, you will need to supply the following items;

  • Fridge freezer.
  • Cooker and oven.
  • Curtains or blinds
  • Carpets or other suitable flooring
  • A bed per bedroom (inc mattress)
  • A chest of drawers per bedroom
  • A wardrobe per bedroom
  • A dining table with chairs

We become liable and will pay the bills and Council Tax once your lease with RentPromise is signed

We will be responsible for all the day to day internal maintenance and any service user damage. You will remain responsible for the structure of your property:

What RentPromise will do: 

  • We will be responsible for all internal day to day maintenance  
  • We will redecorate and replace floorings subject to wear and tear 
  • We will keep the garden tidy and cut grass, weeds etc.  
  • We will maintain and replace where necessary all white goods and furniture which were provided new at the commencement of the lease.  
  • We will be responsible for all service user damage 
  • We will carry your annual gas safety certificate and boiler service for £100+vat 

 

What the landlord will do: 

  • Be responsible for external drains unless a blockage is caused by our service user 
  • Be responsible for the roof including internal damage caused by a roof leak 
  • Be responsible for external render, pointing and chimneys 
  • Be responsible for gutters and downpipes 
  • Be responsible for damp works unless the damp is caused by condensation from our service users lifestyle 
  • Be responsible for replacing kitchens and bathrooms where the original was not compliant or where they are no longer serviceable through wear and tear 
  • Be responsible for replacing boilers and central heating systems where they are beyond economical repair 
  • Be responsible for electrical upgrades or rewires where required to meet new requirements or satisfactory test results 
  • Be responsible structural issues with floors eg rotting joists 
  • Be responsible for external doors, windows and their frames 
  • Be responsible for footpaths, fences, gates, boundary walls, outbuildings and garden structures 
  • To provide all certification including an asbestos survey and asbestos removal where necessary 

No, we do not charge commissions or legal fees. The rent agreed is the rent you’ll get.

We charge an initial £459 Administration charge and that’s it! No monthly management fees and no hidden charges.
