Tell us the address, the property type and the number of bedrooms. It takes about two minutes through the form or a short phone call, and it commits you to nothing. This is all we need to start looking at what your property could be matched to.

Free survey and valuation

We visit the property, assess its condition and confirm what it will let for. There is no charge and no obligation. If anything needs putting right before a lease can begin, we tell you what it is, what it is likely to cost and how long it will take.

We match it and make you an offer

We match your property to a live requirement and come back with a written offer. It sets out the rent, the term, which body would be taking the lease, our fee and anything outstanding on the property. You have everything you need to decide, in writing.

The lease is signed

If the offer suits you, you sign the lease with the government body. We prepare the paperwork, the inventory and the schedule of condition. Our £999 fee is payable at this point, and the monthly management fee agreed in your offer begins with the lease.

Keys handed over

We complete the handover and take the keys, and the government body places the occupants under its own arrangements. From this point you have no day-to-day involvement with the property, the occupants or the management. That is what you are paying us to take off your hands.

You get paid

Your rent arrives on the same date every month for the full term of the lease, whether the property is occupied or not. It comes from RentPromise, in one payment, on one date. That is the point at which the arrangement becomes what you signed up for.

How Long Does It Take?

From enquiry to first payment usually takes a few weeks rather than months, but it depends on your property and your own paperwork. The survey happens quickly. The parts that take time are getting any works done and confirming your lender and insurer are content, and those are largely in your hands.

The monthly management fee is quoted individually because it depends on the property and the work involved. It is agreed in writing before you sign and does not change during the lease. There is no percentage commission taken from your rent.
