What Each Fee Covers
The £999 covers everything involved in placing your property. The monthly fee covers everything involved in running the arrangement once it is live. Between them they cover the whole of what RentPromise does, and neither is a percentage of your rent.
How Occupants Are Supported
A traditional letting usually comes with a string of separate charges on top of the management fee. Under this arrangement those charges do not exist. The two figures on this page are the whole of what RentPromise costs you, and the list below is what is not added to them.

What Remains Your Responsibility
Our fees cover our service. They do not cover the costs of owning the building, and no letting arrangement does. These would fall to you whoever managed the property, and it is worth setting them out so the pricing is complete rather than only telling half the story.
The building structure
Roof, walls, foundations. An ownership cost, not a management fee.
Boiler and major replacements
Replacement at end of life is yours. Repair during the term is the government body’s.
Buildings insurance
You insure the building you own. The lease normally requires it.
Mortgage payments
Unaffected by the lease. The rent is intended to cover them.
Ground rent and service charges
Payable by you if the property is leasehold.
Certificates at the outset
EPC, EICR and gas safety must be valid before the lease begins.

No. The £999 is a one-off, paid at signing. The monthly management fee is fixed for the term once agreed and written into your agreement, so neither figure rises partway through and no further charges are added at any point during the lease.
None. The submission, the survey, the valuation and the written offer are all free and carry no obligation. You only pay the £999 when you decide to go ahead and the lease is signed, by which point you have seen every figure in writing.
No. There is no percentage commission on your rent. RentPromise charges the £999 at signing and the agreed monthly management fee, and your rent is paid to you in full separately from those charges rather than having a share deducted.
